About Portugal

Portugal is an associate member of the European Union and NATO. It lies along the coast of Iberian Peninsula in south Western Europe. It shares borders with Spain in the east and north; with the Atlantic dominating the coastline in the west and south. The islands of Azores and Madeira are also part of Portuguese history. Portugal enjoys a temperate maritime climate with hot summers and wet winters, affected by the Atlantic, Continental and Mediterranean influences. Portugal is divided by the Tagus River, which separates the rugged north from the rolling plains of the South. In the north, the landscape consists of mountains of Iberian Peninsula forests with deep valleys. The South of Tagus River is characterized by wide plains with mostly Mediterranean specie plants including olive trees and vineyards. The central coastline region flourishes with holiday resorts. Golden Residence Permit Program


The Golden Residence Permit Program launched by the Portuguese Authorities in August 2012 allows non-EU citizens to obtain a fully valid residency permit in Portugal through investing€ 500,000 or € 350,000. This resident permit allows the investor to enter and travel freely throughout all the countries in the Schengen area. The investor is eligible for a citizenship application after five years as a resident. At least 3 months is needed to obtain resident status after the completion of property purchase.

Plan A: Acquisition of property € 350,000 or above - for properties more than 30 years old or located in areas of urban renovation.

Plan B: Acquisition of property € 500,000 or above;

*From 2021 onwards, applicants who purchase real estate in the inland or outer islands of Portugal are eligible to apply for the Golden Visa

Plan C: Acquisition of fund € 350,000 or above


Qualifications:

  • Purchase property value not less than €500,000 Or purchase property value not less than €350,000, for properties that were constructed more than 30 years ago or are located in urban areas
  • Principal Applicant must be above the age of 18
  • No record of criminal issues (No more than one year sentence is acceptable)
  • Bear effective Visa
  • Applicant must be non – European resident

Residence Requirement:

  • 1st~2nd Year: 14 days
  • 3rd~4nd Year: 14 days
  • 5st~6nd Year: 14 days

Global Citizen Identity

With Portugal permanent residency, one can travel EU member countries freely, eg. France, Germany, Italy and Sweden…etc. Holder of Portugal Passport enjoy visa – free around 158 countries worldwide which is the second most convenient after Denmark.


Low Resident Requirement

Do not necessary live in Portugal. Only require applicant to stay in Europe for 7 days ( must arrive through Portugal ).


Well-developed Education System

Portugal promotes both public and private education system. It provides 12 years free public education. A diverse culture of American and French style private education is offered in a lower cost compared to England and U.S. Some Private International school would offer A-Level or IB courses in only about 50% fee for similar course in China. Some of them also cooperate with colleague in England, France and Swiss in organizing bachelor degree work. Portugal has lots of reputational schools, such as University of Coimbra, Universidae de Lisbona and U.Porto. University of Coimbra has a significant historical background upon 1290, the year it was founded. It has been token symbol of Portugal as one of the oldest school over Europe.

Unlike other European Countries, Portugal does not demand Global Tax. Tax system divided into National tax and local tax. Personal income tax accounts 13.2%.

01. Q: What are some examples of taxes Portugal collect?
A: Business Profit Tax: 12.5% & 25% (if firm profit exceeds€12,500)
Personal Profit Tax: 13.2%
Value Added Tax: 23% in general
02. Q: How can applicant handle the application if documents are only available in Chinese version?
A: Applicant can execute an English or Portuguese version at origin residence authorities or onsulado-Geral De Portugal.
03. Q: After receiving the permanent residency in Portugal, if the price of invested properties decline to less than €500,000, is it needed for applicant to reimburse additional capital to fulfill the requirement?
A: Not needed. The €500,000 requirement is only enforceable at the time the investment is made. If applicant would like to invest in properties has a price above €500,000, the minimum initial payment equals to €500,000. Applicants can apply for mortgage or loan for the remaining portion of payment.
04. Q: How long does it take to apply the Golden Residence Permit?
A: After the completion of property purchase, residence state could be granted as fast as 3 months.
05. Q: How can the permanent residency identity granted?
A: Applicant is eligible to apply for permanent residency identity if he holds a temporary residence state for continuously 5 years.After going through simple tests or fulfil other requirements, applicants could grant a permanent residency identity.

06. Q: Would properties renting out be taxed?
A: Yes, it accounts for 28% of rental income.
07. Q: Does Portugal collect Global Tax?
A: Non-resident not required.Resident who live in Portugal for 183 days are required to pay it.Even if it is collected, the overall tax rate in Portugal is quite low.
08. Q: Could the property used for mortgage?
A: Any property value over €500,000 can be used for mortgage.
09. Q: Is it required to live in Portugal after receive the permanent residency identity?
A: No, it only requires one visit Portugal per year.
10. Q: What is Schengen Area?
A: Schengen Area is formed under the confederation of Schengen Agreement. A: Yes, as long as the total investment reach €500,000.For a property valued €1M. It can be used for two application of immigration investment.
13. Q: Is it needed to present the notarial certificate of non-criminal if one is holder of other country’s identity card?
A: It should be notarized and authenticated if one has lived in the respective country for more than one year.
